Building Permits

Following is general information for the convenience of the builders, architects, homeowners and other interested parties that are doing work in this Florissant Valley Fire Protection District. Click to see our district map: FVFPDMap.pdf

Permits

The Florissant Valley Fire Protection District is its own political subdivision. Even though you may have applied for a permit from the City of Florissant or St. Louis County, you will still need to apply for a permit with the Fire District. The fire district has its own permit application form, a separate plan review process, permit fee schedule and inspections for fire prevention and life safety items.
The following items are needed to process your permit:

* A plot plan showing how the building will lay according to streets and neighboring properties. This drawing shall be scaled or shall have dimensions noted.

* One complete set of building plans and specifications.

* A permit application must be filled out. You may obtain a copy by phone, fax, coming by the office or by printing from the following link Permit_Application.pdf

* Commercial buildings will need to have the plans signed and sealed by a registered design professional.

After these items are submitted to the fire district, a plan review letter will be mailed to you letting you know that your permit is ready to be picked up and paid for.


Permit Fee Schedule

* Residential permits -- $15.00 for the first $5,000.00 of construction cost and $1.50 for each additional $1,000.00 of construction cost.

* Commercial permits -- $50.00 for the first $5,000.00 of construction cost and $1.50 for each additional $1.000.00 of construction cost.

* Commercial Occupancy Permits are $25.00 starting January 1, 2012.

Inspections

A 24 hour notice will be needed for all inspections.

*Framing inspection - Required before insulation and drywall is installed. All subcontractors work shall be done before this inspection is made. Subcontractors include plumbing, electrical and mechanical.

*Final inspection - Required when the building is complete and before any furniture, equipment or stock is moved in. Electric will be required to be on for the final inspection.

*Re-inspection - Multiple inspections of the framing or final may be required if the work fails. Additional fees will be required. These fees may be 1/2 (one half) the amount of the original permit fee for each re-inspection. These fees shall be paid before another inspection will be performed.
